BIA Riverside and the Desert Contractors Association joined together for a fun filled evening to cultivate relationships, catch up with friends and enjoy great hors d’oeuvres and drinks at Bellatrix in Palm Desert.  Over 120 attendees from both associations supported the event.  Conversations were buzzing about the recovery of the housing market in the desert region.  Hand rolled cigars added to the festivities as well as a reverse raffle for a three night cruise to Mexico and cash prize.

Our Annual Membership Appreciation Night held at Lake Elsinore Diamond Stadium brought out over 150 members. It was a perfect spring evening for one of America’s favorite past time… Baseball! BIA members enjoyed a fun night of networking, beginning with some beers and bites at the Hangar 24 Flight Deck.  President, Jay Pierce watched as his son, Nicholas threw out the first pitch of the game. Behind home plate BIA watched as the Storm battled it out with Lancaster’s JetHawks.

June 5th LAC | Riverside County Flood Control & Water Conservation District

 

June’s Government Affairs Committee meeting had a change of scenery and was held with the coordination of the Riverside County Flood Control & Water Conservation District at their Facilities office.  The membership and attending dignitaries were benefitted by a brief tour of the facility and many of its unique industrial innovations that could serve to benefit future building in our “green” and water-wise Southern California building environment.  Lunch followed thanks to Flood Control and Orco Block stepping up to sponsor the luncheon.

Following the tour, in a standing room only presentation, members were given an in depth glance at challenges and opportunities facing the industry by Mr. Jason Uhley.  Jason is the Chief of the Watershed Protection Division of the Riverside County Flood Control and Water Conservation District and is a registered civil engineer with over 15 years of experience in storm water management.  As Chief of the Watershed Protection Division, Jason is responsible for managing the coordination of the Santa Ana, San Diego and Colorado River Region NPDES MS4 Permit Programs for Riverside County and its 25 municipal Co-Permittees among other duties.

Riverside County’s Flood Control & Water Conservation District has created a one stop shop for developers that need to know how they may be affected by various fees and regulations depending on the area they hope to develop and build on.  We were also fortunate to receive an update from Patricia Romo, Riverside County Assistant Director of Transportation.

The March 20th Builder Update Panel event co-hosted by BIA Riverside County and Baldy View chapters continues to grow in success as our economy recovers.  Annually held at Eagle Glen Golf Course, this dinner event brings together some of our top local builder panelists.  This year Division President of KB Home, Chris Haines; Vice President of Land of Brookfield Residential, Dave Bartlett; Division President of Richmond American Homes, Leonard Miller and CEO of Lewis Group of Companies, Randall Lewis comprised our panel along with Regional Director of Metrostudy, Steve Johnson as moderator.  Over 280 members attended the event to hear about what our builders and land developers were anticipating for 2014-2015 regional market conditions.

Overall the panelists were positive about an improvement in the housing market and MetroStudy’s special report gave us a better outlook of the housing action throughout Southern California.  We seem to be well on our way towards recovery from the economic downturn.  Attendees all seemed to be in better spirits as the panelist shared some of their success stories in overcoming the challenges that the market presented in the recent past.  The message was clear that the hard times for our industry might be improving after all.

Golf Tournament & Wine Tour Success | April 4, 2014

April 4th greeted the BIA Golf Tournament and Wine Tour with a perfect spring day.  With 220 golfers, 31 hole sponsor companies and 70 wine tour attendees we had a successful and sold out event.  This is an indicator that our industry is back and BIA members were out in full swing.  Golfers once again enjoyed a beautiful day on the greens of Temecula Creek Inn Golf Course.  Our wine tour attendees were chauffeured in limos through Temecula Wine Country to four amazing wineries. 

The adventure started at Monte De Ore Winery, one of the newest additions to Temecula.  BIA members were welcomed at Lorimor Winery for lunch and wine in their recently opened tasting room.  Chapin Family Vineyards, one of the last wineries located at the end of Rancho California Road held a sit down wine tasting, allowing attendees to sample and taste some of their rare gems.  The tour’s last stop was at Europa Village Winery with wine tasting and hors d’oeuvres served out in their French inspired veranda. 

Wine tour attendees, golfers and hole sponsors all convened for the dinner banquet at the course’s Olive Ballroom and enjoyed fresh off the grill burgers and hot dogs.  Thousands of dollars in prizes were raffled off, including many prizes donated by our hole sponsor companies.  KB Home repeat title defendant, once again took home the tournament championship trophies.  Hole sponsors, Complete Builder Service and J Ginger Masonry both won the Team Spirit award for best decorated booths on the course. 

BIA would like to thank our Golf and Wine Committee for putting together a wonderful event yet again.  A tremendous thank you to all our BIA ambassadors for their dedicated hard work in taking care of the golfers, hole sponsors and wine tour attendees.  Volunteerism from our members is a vital component of BIA’s success and we greatly appreciate all that our volunteers do for the association.  Special thanks goes out to Fusion Sign and Design for providing us each year with all the signage and trophies for the event.  Thank you also to Applied Photography for their service in capturing all the moments of the event.

We are off to a great start this New Year with several successful events over the past few weeks. Our most recent success being our “Builder Update Panel” event held on March 20th. Hundreds of members gathered for dinner and to hear an update on the market from the leaders of our most respected builders and developers.

Steve Johnson of MetroStudy served as our panel moderator and included Randall Lewis of Lewis Operating Companies, Dave Bartlett Vice President of Brookfield Residential, Chris Haynes Division President of KB Homes, and Leonard Miller Division President of Richmond American Homes as our featured panelists. Our meeting was held at the Eagle Glen Golf Course Club House where we enjoyed an excellent meal while hearing from these leaders in the industry. I know many of you that attended had a great opportunity to meet and connect with our friends and colleagues.

On March 7th we held our largest Legislative Luncheon of the year. Our special guest was 42nd District US Congressman Ken Calvert. It was a standing room only crowd that enjoyed a terrific lunch at Sevilla Restaurant and heard the latest updates from Ken giving our membership an insider perspective on what is happening in the US Capitol. Ken is a good friend and fellow of our industry.  He answered many questions from the group of interest to our business and we were grateful he was able to join us.

By the time you read this message we will have all competed in the Riverside County BIA Golf Tournament and Wine Tour. The tournament was sold out and we are expecting to have a great day of golf at the Temecula Creek Inn Golf Course. If you are not a golfer the Wine Tour is a great way to discover the Temecula Wine Country. We had to add additional buses to accommodate all of our members and guests. It is great to see these events growing, which suggests to me that our industry is getting stronger.

In the month of May we offer two great events. May 8th will feature our first Building Bridges Competition. This event was conceived to encourage teamwork amongst our member companies as well as bridge the gap between Builders and Associates. I encourage you and your company to complete in this challenging and fun competition. It will be a great way to builder a foundation of teamwork and collaboration within your company and our entire association. We will also celebrate our Membership Appreciation Month with a baseball night on May 29th at Lake Elsinore Storm Stadium. This event welcomes our newest members of the BIA and it is a way for us to thank our entire membership. Yours truly will be throwing out the first pitch after which we will have some hot dogs and watch the Storm go up again Lancaster's Jet Hawks. I look forward to seeing you all there.

These great events are good way for you to connect with other members of the association and I encourage everyone to attend. In the meantime, the Riverside BIA is responding to several challenges occurring in our area. The Val Verde Unified School District is proposing to hike school fees by almost 70% and the County of Riverside is discussing a new building fee ordinance that has been postponed for now but we expect it to return sometime in July. Our Governmental Affairs staff is staying on top of these issues. These proposals are not in the best interest of the School District, the County or our industry. You can be sure that your BIA team will represent your interests in these most important matters.

President's Message | Feb 2014

Jay Pierce-JD Pierce Company, 2014 BIA RC PresidentI am excited to begin the new year as your president of the Riverside County BIA.  We are planning a year full of events, programs and initiatives to support the members of the BIA.

I would be remiss in not congratulating Dan Boyd, our president of the Riverside Chapter last year, for an extremely productive year.  Dan handled his duties with energy, enthusiasm and professionalism.  Dan has moved on to take over as the President of BIASC, and we wish him well in that position and will continue to work with him on issues affecting our members.

As our members should be aware by now, BIASC(Building Industry Association of Southern California) is the association of BIA Chapters that includes Riverside County, Baldy View(San Bernardino County), Orange County and Los Angeles/Ventura County.  We will be working closely with BIASC and the other chapters to put on joint events and coordinate on the important governmental affairs issues that come before us.

With the new year starting, I have a renewed sense of optimism about our industry.  We see evidence in most all sub markets in Riverside County that the pace of building homes is picking up.  Many of the private builders, including myself, are starting projects in our county.  I believe we will see many new projects in this coming year.  We hope many of you are planning for an exciting and productive new year.

2014 BIA Riverside Chapter President

Jan 16th | Bowling Tournament "Battle of the Band"

Thank you to all our bowlers for participating in our 4th Annual Bowling Tournament at Trevi Bowling Center in Lake Elsinore.  Our "Battle of the Bands" theme brought out rockers, rappers and some oldie but goodie members ready to strike toward victory.  Tons of fun was had by everyone, with raffle prizes to win and trophies to claim.  Special thanks to the builder representatives that supported the event.  Our gratitude to our Event Sponsors and Tournament Teams, your continued support allows us to continue the great success of this event year after.

West Coast Drywall & Paint took home the Championship trophy for the first time with Rheem and Mega Western close behind clenching 2nd place.  Fusion Sign & Design place 3rd, their second time winning a trophy.  American Landscape & Maintenance team brought out their hip hop and rappin style to nap the Team Spirit trophy for the "Battle of the Bands" theme.  Yet another show of amazing support from our BIA members.

Feb 4th | 22nd Annual Economic Forecast

Our 22nd Annual Economic Forecast, held on February 4th at the Riverside Municipal Auditorium brought out a packed house of members and industry leaders.  Dr. Esmael Adibi-Director of the A Gary Anderson Center for Economic Research, Chapman University once again gave us an in-depth prediction of the 2014 economy, housing market and potential job growth.  Click here to read the Press Enterprise article.

MENTORSHIP / INTERNSHIP PROGRAM

 

Dear BIA Members & Associates,

As many of you know over the course of Dan Boyd’s leadership as President of BIA Riverside County, we began an internship relationship with CalBaptist University.  Internships in today’s job market are more valuable than they have ever been and those students seeking internships tend to be the stand out students of their class.

Recently I met with Francois Jacobs, Associate Professor in the College of Engineering and Director of CBU’s School of Construction Management.  The program we are working on is twofold:

MENTORSHIP

Un-Paid: A component of the CBU curriculum for students at the Sophomore/Junior level will require school of construction management students to seek a mentorship which will generally consist of job site and workplace shadowing as well as ongoing Q & A with the member.  The time factor involved to mentor a student is minimal, roughly 10 hours total over the course of a semester.  CBU is making it a priority to assess the professional maturity level of the individual students in order to insure their program readiness.  Beginning in January there will be 2 – 4 students that will enroll in the course curriculum for Mentorship.

INTERNSHIP

Paid: Internships will require more time and investment on the part of the student as well as the member mentoring the student.  The educational experience expected should be substantive and include the basics of a Mentorship as mentioned above but at a much higher level.  These students will be expected to be intellectually advanced and the internship will be a major last step component as Junior/Senior level students are preparing to enter the workforce upon graduation.  Internships should be a well-rounded educational experience that will of course vary according to where the internship will be.  Internship students will not be available at CBU until the summer.

Poker Mania Texas Hold ‘Em Style

On September 27th BIA Riverside with the joint efforts of West Coast Drywall & Paint, who graciously welcomed BIA members to their private music club, VooDoo Lounge.  A fantastic night of networking was had by all.  The night provided a Poker tournament, Blackjack, great food, plenty of drinks and lots of dancing.  Builders and associates alike joined in the festivities and the room filled with positive vibes of our recovering industry.  Members throughout the night took moments to enjoy catching up with old friends and creating new connections. 

Allison Marks of Southern California Edison captured victory as our Poker Champion.  Daniel Eneim of Tilden-Coil Constructors claimed second place and Tom Donahue from Bay Alarm took third.  Many more of our members were lucky winners of amazing raffle prizes that generated another year of success for the BIA Poker Night.  BIA thanks our countless volunteers that help organize and manage this event, especially the LOT (Leaders of Tomorrow) Committee.

PRESIDENT’S MESSAGE | August 2013

Well, well……

I was told this newsletter is our “End of Summer” edition and as I look at my calendar I see that I have not taken a vacation and now I am noticing school corners are posting their first day of fall classes…..Ok…where did summer go???

Well, I can all but assure you at BIA we know our seasons and as summer winds down, staff and our decision makers are saddling up for fall/winter season and we too are looking ahead to see what challenges we will be facing.  Many jurisdictions are gearing up to raise fees and the days of deferrals are becoming increasingly more difficult!  I am working hand in hand with Bill Blankenship to lend my support wherever he needs it and we may be calling upon some of you too to help us reinforce the reality that our marketplace remains fragile, yet promising.

While national employment numbers seem to be on the mend, here in Riverside County we still face some of the highest unemployment rates in the state. We have all experienced some fantastic home sales this summer but BIA is not resting on a few good months as we continue to work hard with our decision makers to prevent additional regulations and fee increases as we all try and build on our robust sales.

As I bounce from city to city in my daily travels I have met with a number of elected officials, city managers and planning directors and they all seem to be singing the same tune…. “We got hammered when the market came to a standstill and now we are getting hammered again on the upswing: Low staffing levels, decreased work hours, shorter weeks, and now our plan check times are getting hammered.”

My best advice is to tell your project managers and planners that it is crucial to sit down before a submittal and walk thru the details of every application and work product.  Iron out the issues before you submit. Achieve clarity and don’t assume that what you are preparing is what the city wants to see. KNOW the process. Don’t be afraid of the question, just the answer.  Also, work out reasonable time-frames up front not after you submit!  The advice I like the most - Tell your project team, “Go visit your city staff every once in a while.”  Stop in and actually develop relationships.  It never ceases to amaze me that after 35 years of entitlements, there is one thing I have learned that never changes, getting “face time” means a whole lot more than an email.

Well, all of us here at Riverside BIA remain committed to help any of you wherever we can.  Your membership is very important to us.  Your participation at our events over this past summer has been incredible!  Overall, as a sitting member of BIASC’s Governing Board I can tell you that while we still have some catching up to do, our Membership is up, our budgets look a lot better and we are nearing the final touches under our new ‘One Membership’ organization! But there is one thing that will never, ever change.  All of us at the local chapters, our executive officers and our dedicated staff are always standing by to help.

So, I hope you all enjoyed a terrific summer, enjoy the rest of August and my favorite time September! Again, from all of us THANK YOU for helping BIA remain strong and supporting us in making our industry a little easier….

Welcome Our Newest BIA Staff

Nathan A. Miller, Director of Government Affairs

 

Nathan Miller comes to the BIA Riverside County Chapter having most recently served as District Director to 40th District Assemblyman Mike Morrell.  Nathan is widely recognized in the Assembly for his District Office model adopted by the Assembly Republican Caucus.  His “Best Practices” Playbook is now utilized by all District Offices of Republican Assembly members following the 2012 election cycle. 

Nathan attended California Polytechnic University, Pomona and received a Bachelor’s Degree in Political Science with completed coursework in physics. Nathan is married to Heather, a Norco native and together they live in Corona with their three children: Max, Michelle and Alexander.  Nathan grew up in Manhattan Beach and if he has free time, you will likely find him surfing and at the beach with his family.  He and his family also enjoy camping and count Sequoia and Kings Canyon as one of their favorite places to visit.

Nathan has served on staff for local state and federal elected officials and has worked with community leaders on a number of wide ranging issues.  Most recently Nathan was elected as Trustee for the Riverside Community College District in November 2012.  He currently serves as Chair of the Riverside Community College District Facilities Committee and spearheads efforts to close the gap between graduation rates and college readiness.



 

Alyssa Pedvin, Staff Assistant

 

Alyssa Pedvin is from Upland, California where she was introduced to the business world after volunteering and teaching at a start-up martial arts school. 

Alyssa graduated from the University of California Riverside with a Bachelor’s Degree in Business Economics and a minor in Philosophy. While studying at UC Riverside she became a member of the National Society of Collegiate Scholars in 2009 and worked at the University Recreation Center’s accounting office and front counter. She is currently working towards an accounting certification with the University of California Riverside Extension to help meet the requirements for the California CPA Exam.

Alyssa spends her spare time honing her drawing and painting abilities, which have allowed for past art competition blue ribbons, as well as enhancing her home arcade.

Throughout the summer months BIA was working hard to bring our association a couple of events that have been great successes in bridging together associates and industry trades with builder companies and their representatives.  Our annual Builder Tailgate and regional Meet the Builder proves to be two events that provides for strong networking opportunities for the entire membership.  As the economy continues to thrive and the home building industry appears promising we are noticing the increased participation of our members at events such as these.

 

BUILDER TAILGATE


The Builder Tailgate event, held on June 20th at Lennar, Corona Pointe’s parking lot brought out over 250 participants.  Sixty trade exhibitors and fifty plus builder representatives helped to solidify the tremendous achievement this event has created over the last three years.  This would not be possible without our event sponsors: Action Property Management, Equity Management, Fusion Sign and Design, Gateway Concrete, PetersenDean Roofing and Solar, Reliable Wholesale Lumber, Suncoast Post Tension, Temps Plus, The Land Stewards, TTG (Tmad Taylor & Gaines) Engineers, and West Coast Drywall & Paint.  Congratulations to Howard C. Fletchers for winning our best Red, White & Blue decorated booth.

 

MEET THE BUILDER


Meet the Builder remains a strong regional event, held at Anaheim Hills Golf Club this year on July 25th.  More than 350 members attended this event with 70 builder representatives comprising 25 builder companies on exhibit.  This format is always much anticipated because it is a twist on the traditional trade show format, where builder companies are the table top displayers.  Special thank you to all of our members who sponsored this event: Andrew Lauren Interiors, Applied Photography, Farley Interlocking Pavers, Fiber Care Baths, Fusion Sign and Design, Landscape Development, Leonard Roofing, Precast Innovations, The Land Stewards, Toro, TruWood, Voit Management and Energy Efficiency Education Partner-Southern California Gas Company.

We especially would like to mention Reliable Wholesale Lumber for their incredible support of these two events as our Grand Sponsor.  Additional thank yous to Fusion Sign and Design for providing all signage related to the events.  It is with amazing companies like these that allow BIA to be successful in providing our high level of service back to the membership.  Lastly, our gratitude also goes out to the countless volunteers that dedicated their time and effort toward making this event a success.

Summer Winery Gala Highlights | Thursday, August 15th

Our annual Summer Winery Gala on Thursday, August 15th brought out over 300 attendees to help recognize our 2013 Partners, sponsors and volunteers from various committees within BIA Riverside County Chapter.  Members came together at Wilson Creek Winery, greeted by a courtesy cocktail from BIA.   This event always provides an amazing night of absolute fun and networking.  It was a delightful evening for renewing old friendships and creating new business relationships in our building industry.  One of our biggest social signature events continues to bring out attendance from the diversity of our membership companies.  It signifies a celebration of summer for us all.  With a delicious BBQ buffet dinner accompanied by some of Wilson Creek’s award winning wines and the hottest music to dance the night away, what better way to bring our membership together?

BIA tremendously thanks Reliable Wholesale Lumber, Farley Interlocking Pavers, Fusion Sign and Design and Applied Photography for their sponsorship of this event.  Congratulations to all the lucky winners of our raffle prize drawing.  We would also like to thank Ted Dutton of BCM Group, Urban Advisors & School Facility Advisors for his generosity in donating the timeshare for The Surrey Grand Crowne Resort in Branson, Missouri as a raffle item.  It is always great to see the overwhelming attendance and support of members at our Summer Winery Gala.

April 5th Golf Tournament & Wine Tour

April 5th brought out a little chilly morning but flourished into a beautiful sunny day at Temecula Creek Inn Golf Course for golfing and doing a little wine tasting. 180 golfers in attendance over 15 companies participated as hole sponsors and 50 plus wine tour attendees, we had a packed event and success all around for the 2013 Golf Tournament and Wine Tour. President's Message: May 2013

As many of you already know, not only has there been job creation recently within our industry, but also there has been continuous improvement in the housing market. This improvement is due to the fact that inventories have dropped while land buying has begun to increase again. With this taking place there is some exciting news to share, and that is that your BIA has begun to shift into high gear again. With that said we would also like to take the opportunity to thank all of our local jurisdictions for their continued support. As they have been tremendous in understanding the importance of fee reductions that have been needed to sustain our businesses during the worst of times. However, not only has our industry been affected or changed because of the recent economy, but cities and counties as well. For they themselves have been hit with low staffing hours and decreased work weeks. As a result of this we are all now at their front doors with our plan submittals in hand. That is why we at Riverside BIA have been busier than ever attempting to curtail a lot of the “knee jerk” decisions that will not only add grief, but cost us too.
