Job Title: Project Manager/Forward Planning
Reports To: VP of Operations
Exemption Status: Exempt
The Project Manager will be responsible for the overall management of assigned projects from entitlements through home closings. Project Manager will direct and implement Corporate Goals as related to pro-active, cost-effective and profitable project administration. General management responsibilities include, but are not limited to, the direction of governmental processing and relationships, project feasibility and budgets, purchasing, construction, sales, marketing, and customer service at the project level.
Planning and Entitlements
The Project Manager will be fully responsible for project timelines, entitlements and development of projects through buildout and customer warranty periods. The Project Manager will manage the preparation and approval of entitlement process required for new land purchases. Direct plan processing will include offsite, onsite, model complex, landscape, utility coordination (tract, model, and trailer), Final/Tentative/Zone changes, VA, DRE, HOA, bonds, easements, draining covenants, slope letters and exterior colors.
The Project Manager will inform purchasing of scheduled start dates, plan approval dates and required contract schedules. This position will manage budget control in cost, sub allocation and major contract approval. Will track changes to subcontractors, have knowledge of plans and materials used, monitor bids, review PO’s and CO’ and coordinate with purchasing department. The Project Manager will bid out and contract all major offsite improvements. Responsible for approving all project related invoices. Coordinate and implement building/offsite plan revisions with all governmental agencies, consultants, purchasing, sales, options and field.
The Project Manager will be responsible for all field supervision. Will communicate with Superintendents regarding PO/CO budgets, plan changes, quality and safety. The Project Manager will ensure production schedules are met.
Sales and Marketing
The Project Manager will work with the sales department on monitoring the sales and marketing program. This position will also be responsible for approving model interior design, sales office interior design and model landscape.
The Project Manager will monitor loan close-out and insurance releases. Will determine and obtain reimbursable and obtain bond releases (90% plus one year retention).
The Project Manager will review and make adjustment to summary variance. With assistance from accounting department, the Project Manager will forecast percentage of completion, approve and review change orders, review purchase orders and back charges, administer subcontractor changes and monitor funding request.
The Project Manager will oversee set up and maintenance of project files. Will develop and maintain schedules including entitlement schedule, master development schedule and projection schedule.
The Project Manager must have knowledge of the market trends and know the key players in the industry. Must have the ability to develop political relationships and coordinate with City officials and Municipalities. Establish relationship through a network of industry contacts including land brokers, land owners, bankers, industry and professional networks that can generate opportunities.
Knowledge & Skill Requirements
- Bachelor’s Degree in Real Estate or Project Management
- 7 – 10 year experience Project Management/Forward Planning and Homebuilding Operation
- Excellent in verbal and written communication skills
- Excellent organizational and project management skills
- Strong negotiation skills
- Proactive and takes initiative
- Must be detailed and results oriented
- Microsoft Office with advance skills in Excel
- Strong work ethic, team player
- Strong Leadership Skills
